Every property is different, so any honest answer to "how much does it cost" starts with "it depends." That said, a few clear factors drive the price, and understanding them helps you compare quotes fairly and avoid surprises.
The main factors that affect price
Size is the biggest one — square footage of the surface, number of stories, and the length of gutter runs. After that comes condition: a roof with years of heavy moss takes more work than one on a maintenance schedule. Access matters too (steep roofs, tight lots, second-story reach), as does the surface itself and whether multiple services are bundled together.
Why bundling saves money
Booking more than one service at once — say a house wash with gutter cleaning, or a roof treatment with a driveway wash — usually costs less than booking each separately, because we're already on site with the equipment set up. If you've been meaning to get a few things done, doing them in one visit is the most cost-effective approach.
How to compare quotes fairly
Make sure each quote covers the same scope (some leave out gutters, screens or cleanup), uses the right method for the surface, and comes from a licensed and insured company. A low quote from an uninsured operator using high pressure on your roof can cost far more in repairs than you saved. The simplest way to get a real number is to send a few photos — we'll give you a fast, upfront quote with no obligation.
